How long does asphalt paving typically last?

A professionally installed asphalt surface typically lasts between 15 to 30 years, depending on several factors. The lifespan depends on traffic volume, climate conditions, quality of installation, and regular maintenance. Driveways with light traffic can last 20-30 years or more, while commercial car parks with heavy traffic may last 15-25 years. With proper maintenance including regular sealcoating and crack repairs, you can maximise your asphalt’s lifespan significantly.

How much does an asphalt driveway cost in the UK?

The average cost for a standard asphalt driveway in the UK ranges from £80 to £112 per square metre, including materials and labour. A typical small driveway (30m²) costs around £1,200 to £2,100, whilst larger driveways (60m²) can exceed £6,000. Resurfacing an existing driveway is more affordable, averaging £20 to £30 per square metre. The final cost depends on factors such as driveway size, site conditions, groundwork requirements, and whether you choose decorative finishes like stamped asphalt.

How soon can I use my driveway after asphalt installation?

Normally, 24 hours is all that’s required before you can use your new asphalt surface. However, it’s recommended to give freshly poured asphalt at least 72 hours to dry before putting anything on it, and you should be cautious during this period. In very warm weather, it’s best to stay off the fresh asphalt for 1-2 days as the surface cools. Whilst useable after a few days, asphalt can take 30 days to a year to fully harden and cure, so avoid parking heavy vehicles until the pavement has fully hardened.

Are asphalt contractors required to be licensed and insured?

A qualified asphalt contractor should be licensed, bonded, and insured. What maintenance does asphalt require to last longer?

Regular cleaning, removing oil stains immediately, and inspecting for damages or cracks are essential maintenance tasks. It’s important to repair cracks quickly if caught early to prevent them from becoming larger and affecting the integrity of your asphalt base. Proper drainage is also crucial to prevent water damage.

Can asphalt be installed in any weather conditions?

Light sprinkles shouldn’t cause operations to shut down, but a steady downpour, either light or heavy, should result in stopping paving activities. Rain will cool the asphalt mix and could make obtaining proper compaction more difficult. The best time to install asphalt is during spring or summer when the weather is warm, as asphalt is applied hot and can cool and cure too quickly in cold temperatures, causing cracks and instability. Ideally, there should be no chance of rain for at least 12 to 24 hours after laying asphalt.
